Services for brands building stores across Minnesota
Six services, from the first site walk to the warranty walk 11 months after opening. Most programs use all of them; you can also hire us for a single stage.
Site surveys and due diligence
Walk-through of each candidate space before you sign the lease: existing conditions, electrical service size, water and gas capacity, HVAC age, storefront and ADA path of travel. You get a written report with photos and an adder estimate in 5 business days.
Prototype preconstruction
Estimate, value engineering, constructability review and schedule for your first Minnesota store, working with your architect. The output is a GMP for the prototype and the unit price schedule used for every site after it.
Store buildouts
Interior buildouts in shell and second-generation retail space: demolition, framing, drywall, ceilings, millwork, flooring, storefront, and licensed electrical, plumbing and HVAC subcontractors.
Reimage and remodel programs
Brand refreshes across existing stores: new finishes, signage coordination, fixtures and lighting, often phased at night or over short closures so stores reopen on a set date.
Pad-site new builds
Single-story freestanding buildings on outlot and pad sites, typically 2,000 to 6,000 SF, including foundations, structure, envelope, site utilities coordination and drive-thru lanes.
Closeout and warranty
Punch list, as-builts, O&M manuals, final lien waivers, and a one-year warranty with an 11-month warranty walk at every store.
Contracts and pricing
The prototype is built cost plus fee with a guaranteed maximum price, so you see the real cost of your store in Minnesota. Following stores are stipulated sum contracts on AIA A101-2017 with A201-2017 general conditions, priced from the schedule.
Billing is monthly on AIA G702 / G703 against a schedule of values, with 5% retainage and lien waivers each period. Quotes are valid for 60 days; Minneapolis construction costs rose 2.86% in a single quarter in the Mortenson Q3 2026 cost index, so older quotes are re-confirmed before signing.
| Item | Typical price | Notes |
|---|---|---|

| Interior buildout | $95–160 / SF | Second-generation or shell space, by finish level |
| Reimage / remodel | $45–110 / SF | Finishes, lighting, fixtures; no structural work |
| Pad-site new build | $230–340 / SF | Building only; sitework priced per site |
| Contractor fee | 5% of cost of work | General conditions typically 7–10% |
Ranges are hard costs for Twin Cities and Greater Minnesota work in 2026 and exclude design fees, permits, equipment you supply and sales tax. Your site prices come from the survey and prototype GMP.
Four stages at every site
01 Preconstruction
Survey, scope from the prototype, site adders, schedule against your opening date.
02 Buyout and permitting
Subcontracts awarded, long-lead items ordered, permit submitted to the city under the 2020 Minnesota State Building Code and 2024 Minnesota Commercial Energy Code.
03 Construction
Weekly OAC meeting and report, RFIs and submittals tracked, change orders priced and approved before the work.
04 Closeout
Substantial completion, punch list, closeout binder, final lien waivers, then release of retainage.

What we do not take on
We do not build single-family or 1–4 unit residential work, industrial plants or warehouses, or multi-story buildings. Keeping to retail-scale commercial work is what lets us price stores consistently.
