CLUNE BUILDING

Six store types we build again and again

Each one has its own repeat details: hoods and grease traps, operatories, teller lines, service bays. Knowing them is how the second store costs less to manage than the first.

Quick-service and fast-casual restaurants

1,800–3,500 SF

Kitchen equipment sets, hoods and make-up air, grease interceptors, walk-in coolers, drive-thru lanes.

Health department plan review runs alongside the building permit; we submit both together.

Specialty retail

1,200–6,000 SF

Storefronts, fixtures and millwork, lighting packages, fitting rooms, stockrooms.

Mall and center landlords often have their own tenant criteria and approved subcontractor lists.

Fitness studios

2,500–6,000 SF

Locker rooms and showers, rubber flooring, acoustic separation, HVAC sized for occupancy.

Plumbing fixture counts and sound transmission between tenants drive cost.

Dental and outpatient clinics

2,000–5,000 SF

Operatories, med gas and vacuum rough-in, lead-lined x-ray rooms, sterilization rooms.

Equipment vendors' utility drawings need to be in hand before framing.

Bank and credit union branches

2,000–4,500 SF

Teller lines, vault and safe-deposit coordination, ATM and drive-up lanes, security low-voltage.

Security and vault vendors work under the owner; we schedule around their installs.

Auto service and quick lube

2,500–6,000 SF

Service bays, pits or lifts, oil and waste systems, overhead doors, floor drains to separators.

Separator sizing and environmental review are settled during site survey.
