Store buildouts and remodels for brands opening more than one location in Minnesota.

We price your prototype once, then build each following store to a fixed price, on the same schedule format, with the same closeout binder. One contractor and one program manager from the second store to the twentieth.

Hiring a new contractor for every site, compared with one Clune program.

Most rollouts in Minnesota are still bid store by store. Here is what changes when the same team builds all of them.

Item New local contractor per site One Clune program
Estimating Every site is bid from scratch by whoever is local. The prototype is estimated once in preconstruction. Later sites start from that scope.
Price per store Varies by contractor, market and month. Fixed price per site from a unit price schedule, with site conditions listed as separate adders.
Schedule visibility One phone call per contractor to find out status. All sites on one weekly report, same stages, same format.
Brand standards Re-explained to each new crew; details drift. One prototype punch list and finish schedule carried to every site.
Pay applications Different invoice formats per job. AIA G702 / G703 every month with a schedule of values and lien waivers.
Closeout As-builts and warranties arrive late or not at all. The same closeout binder at every store before final payment.
Point of contact A new project manager per city. One program manager for the whole rollout.

Difference 01

Price the prototype once. Every store after that has a number.

Preconstruction on the first store produces a scope, a finish schedule and a GMP. From that we build a unit price schedule. Each new site gets a fixed price from the schedule, plus listed adders for the things that really differ: demolition of the previous tenant, utility upgrades, storefront changes, grease interceptors.

Every store on one weekly report.

Each site moves through the same four stages. Every week you get one report covering all of them: permit status, three-week look-ahead, open RFIs and submittals, and any change orders waiting on your approval. No chasing separate contractors for updates.

  • Weekly OAC call per active site, 30 minutes
  • Change orders priced before work starts, never after
  • Opening date tracked against your training and inventory dates

The same closeout binder at every store.

Your lender, landlord and facilities team get identical paperwork from every site. Final payment is released only when the binder is complete, so nothing is left to collect after opening day.

Questions from construction managers

How many locations do we need to work with you?

The program pricing model works best from two sites up. We also take single stores, especially when a brand wants to build its first Minnesota location as the prototype for later ones.

What contract forms do you use?

For the prototype we usually work cost plus fee with a guaranteed maximum price (GMP). Following sites are priced as a stipulated sum on AIA A101-2017 with A201-2017 general conditions. We can work on your own brand contract if you have one.

Can you provide certificates of insurance?

Yes. We issue a certificate of insurance (COI) for each project naming the landlord, owner and any other parties your lease requires, before mobilization.

How do you bill?

Monthly pay applications on AIA G702 / G703 against an agreed schedule of values, with conditional and unconditional lien waivers from us and from subcontractors. Retainage is 5% unless your contract says otherwise.

Where do you work?

The Twin Cities metro and Greater Minnesota cities including Rochester, St. Cloud, Duluth and Mankato. Send your site list and we will confirm coverage for each address.

How long is a quoted price good for?

60 days. Construction input prices are still moving in 2026, so a site that is not under contract within 60 days is re-confirmed with current subcontractor pricing before we sign.

Planning two or more Minnesota locations?

Email your site list and prototype set. We reply within 2 business days with survey dates and a preconstruction proposal.
